A More Considered First Step

Most clients contact me for an initial conversation before deciding whether to sell.

This usually begins with a short telephone call, followed by a face-to-face meeting at your property. The purpose of this meeting is not simply to “value” your home, but to understand your situation and provide considered advice.

Selling a home is often linked to significant life events — probate, separation, downsizing or a major move — and the right strategy from the outset can make a meaningful difference.

Initial Telephone Consultation (5–15 minutes)

Before arranging a meeting, I usually suggest a brief call.

This allows me to understand:

  • Your situation
  • Why you are considering selling
  • The property location
  • Approximate value range
  • Timescales
  • Whether I am the right person to help

This initial call is informal and provided without charge.

If it would be helpful to meet, we then arrange a face-to-face consultation.

The First Meeting

The initial meeting normally takes place at your home and typically lasts between 30 minutes and 90 minutes.

This is a relaxed, informal conversation. My focus is primarily on listening and understanding your situation.

We typically discuss:

  • Why you are considering selling
  • Your timescales
  • Your next move (if any)
  • Family considerations
  • Market conditions
  • The property itself
  • Potential challenges
  • Possible strategies

Rather than delivering a standard estate agency presentation, I provide an immediate, considered response based on experience.

This includes:

  • Suggested pricing strategy
  • Whether to sell now or later
  • Preparation advice (if needed)
  • Agent strategy (single or multiple agents)
  • Launch positioning
  • Likely buyer profile

The aim is to give you clarity and direction.

Your Bespoke Written Strategy

Following the meeting, I prepare a detailed written report tailored to your situation.

This typically includes:

  • Valuation guidance
  • Pricing strategy
  • Recommended timing
  • Preparation advice
  • Marketing approach
  • Estate agent selection guidance
  • Negotiation strategy
  • Chain considerations
  • Suggested next steps

This provides a clear roadmap, allowing you to move forward with confidence.

Consultation Fees

Unlike traditional estate agents, my role at this stage is advisory.

The time involved includes:

  • Initial consultation
  • Travel
  • Property inspection
  • Market research
  • Strategy development
  • Written report preparation

For this reason, I charge a consultation fee for the initial valuation and strategy.

This ensures I can provide considered, independent advice without pressure or obligation.

  • Standard Home Visit Consultation: £150 

If I Am Instructed

  • Consultation fee credited back .
  • 0.5 % of sale price or 25% of Agents fee

This will always be confirmed in advance following our initial telephone conversation.


If you later instruct me to manage the sale, the consultation fee may be credited against my success fee. This is agreed on a case-by-case basis.

The intention is to ensure you receive value from the initial advice, regardless of whether you proceed.


If instructed, I typically charge either:

  • A percentage of the eventual sale price, or
  • A share of the estate agent’s fee, or
  • A fixed advisory fee

The structure depends on the property, complexity and level of involvement.

This is discussed and agreed before any work begins.


Estate agents provide valuations with the intention of securing an instruction to sell your property.

They often give you an inflated initial Price only to reduce it later, once you are in contract.

My role is different. I provide independent advice focused entirely on your situation, including strategy, timing, positioning and agent selection.

Many clients find this particularly valuable when:

  • Selling a high-value home
  • Handling probate
  • Going through divorce or separation
  • Downsizing after many years
  • Making a discretionary sale

The aim is to ensure the right decisions are made at the outset.


No. There is no obligation.

Some clients simply want independent advice before deciding what to do. Others ask me to remain involved through the sale.

The choice is entirely yours.


Yes. In many cases, I help clients select and instruct estate agents, then remain involved to guide pricing, negotiation and progression through to completion.

My role is to represent your interests throughout the process.
